Richard's home in Madison, CT, had an older roof that had done its job for many years, but the time had come for an upgrade. The existing roofing system consisted of two layers of shingles, a common sign that a roof has been through multiple generations of repairs and replacements over its lifetime.

Although there were no active leaks, Richard was preparing to sell the home in the near future and wanted to address one of the most vital parts of a home before putting it on the market. Replacing an aging roof can help give prospective buyers added confidence and eliminate concerns about future roofing expenses.

Our crew removed both layers of the existing roofing materials and prepared the home for a complete roof replacement. Special attention was given to the rear low-slope roof section, where a full layer of ice and water protection was installed across the entire 3-pitch plane to provide enhanced defense against water intrusion.

For the finished roof, Richard selected IKO Dynasty shingles in Granite Black. The dark color gave the home a clean, updated appearance and created a noticeable visual improvement from the aging roof it replaced.

By the time the project was complete, the home had a fresh new look and one less item for future buyers to worry about. With a brand-new roofing system installed before the sale, Richard was able to make a meaningful investment in the property's presentation and long-term value.

Next, we installed ProArmor Synthetic Underlayment-a durable tear-resistant material engineered to repel water and to adhere to the roofing surface. To top it off, we installed a VentSure Ridge Vent to provide consistent attic ventilation and replaced the chimney flashing with new lead flashing.
