We re-estimated a project that required a full roof replacement with Emerald Green IKO asphalt shingles. During the assessment, we removed the kickouts and valley controllers due to space constraints. The project also involved replacing term bars with a drip edge, as we wanted to avoid using term bars on this roof. The estimate came in about 1K high on the asphalt side but 1k low on the EPDM side, resulting in a balanced cost. For the DCI smart ridges, Beacon can supply them, but they need to be special ordered.
The homeowner considered reusing the existing drip edge to save costs but ultimately decided to have Leaf guards remove the gutters for 2k. As an engineer, he thoroughly analyzed all options before making a decision. Although he would have liked to eliminate the box vents on the front side, a ridge vent was not feasible due to potential interference with the rubber to asphalt transition. The total roof area for this project is 11.5 SQ.
